The Story of the Cliffs #4209 in Princeville& the Ability to Adapt to Changes
The Tools of My Trade
I take pride in the services I provide to clients. The work model I’ve formulated, goes beyond closing deals and long lasting client relations, but has set forth taking on an abundance of behind the scenes tasks. With a plethora of experience comes guiding a seller every step of the way, offering recommendations, delivering resources, project management, and holding an in-house design team to bring all the pieces together. I enjoy working alongside my clients to evaluate items that complement the scale of what needs undertaking. Cliffs #4209 At Princeville, was the ideal model to highlight our journey from pre-listing, redesign, unknowns, staging, to an active listing, and into escrow after 18 days on the market.
A Simple Redesign
The Cliffs #4209 At Princeville, initially set for a small-scale staging project (freshening up walls with new paint and furnishings) to enhance its charm, became an unexpected discovery. Transforming the process into a complete redesign, ultimately leading to a swift sale at a competitive price. Here’s how the story unfolded.
The Surprise
When we began staging the unit, our aim was to accentuate its charm and maximize its market potential. Our in-house designer focused on the essential items to upgrade, a small feat with a relatively quick turn around time. However, during the initial stages, we encountered a setback—a water leak that forced us to reassess our plans. Our team moved quickly to call in the appropriate vendors, work with the seller and their insurance, and make decisions for the proper remediation. As we reassessed the project, we adapted to the unexpected. Thus what began as straightforward staging escalated into expansive upgrades.
A Complete Transformation
Despite the unforeseen setback, our team embraced the opportunity to revitalize the unit. The outdated mustard yellow carpets were replaced with new plush carpeting in the master bedroom creating a cozy and inviting atmosphere. While high quality laminate flooring known for resistance brought together a fresh modern feel to the space enhancing its aesthetic appeal and cohesiveness. The guest bathroom underwent a complete remodel, featuring contemporary finishes and fixtures that added a touch of luxury. These improvements not only addressed aesthetic appeal but mediated water damage as well, significantly boosting the overall appeal of the property.
Competitive Pricing and Swift Sale
As our team worked through the final redesign and finishing touches on staging, we kept an eye on the market, noting a similar unit listed by a competitor. The hard work, due diligence, trust, and eye for design within the team lead to great success. The result? The property went into escrow within just 18 days of being on the market—a testament to the power of strategic redesign and staging.
End Result
The unexpected is a perfect example of how setbacks can turn into opportunities. By addressing the water leak and investing in a thorough redesign, we not only enhanced the property’s appeal but also positioned it competitively in the market. The swift sale speaks volumes about the importance of adaptability, experience, and the impact of quality staging / renovation.
Whether you’re considering selling your property or simply curious about the real estate process, this story underscores the value of experience, dedication, and my personal testament to my clients, and customers I have the opportunity to work it.
